Bike Award Recipient Two Liberty Center
Two Liberty Center (Kodiak Realty Services, LLC)

Located two blocks from the Ballston Metro, new Gold Level Champions One and Two Liberty Center are part of the larger Liberty Center development comprised of over 2.25 million square feet of mixed use space, including office, hotel and residential buildings. Developed by The Shooshan Company and completed in 2005 and 2007, respectively, the two commercial office properties feature 492,000 square feet of Class A office space and both are currently fully leased. Both buildings feature programs such as bike storage, carpool/vanpool discounted parking, onsite fitness centers, free SmarTrip cards for new tenants, plus tenant transportation events and promotions. Management is installing electric vehicle charging stations in the garage and plans to apply for the Bicycle Friendly Business designation.

Potomac Tower (Brookfield Properties)

Owned and managed by Brookfield, Potomac Tower is an I.M. Pei-designed office tower featuring 238,000 square feet of office space overlooking the Potomac River in Rosslyn. The property touts its transit-oriented location as a major draw for tenants, with the Rosslyn Metro Station located two blocks away, plus over ten bus routes and a Capital Bikeshare station within walking distance. The Mount Vernon and Custis shared-use trails are a block away and provide convenient access to bikers.

Earlier this Summer, property management announced the opening of the building’s new bike room in the garage, which features secure key-card access, lockers, tire pumps, and free bike maps. A new state-of-the-art fitness center featuring views of DC and locker rooms with showers, offers bike commuters a place to freshen up and change before the work day. In addition, an electric car charging station was recently installed in the garage and is free to use for building tenants.

1310 North Courthouse Road (MRP Realty)

An 11-story, 380,000 square foot tower centrally located within the Courthouse area of Arlington, 1310 North Courthouse Road has undergone a comprehensive series of capital improvements, including renovations to the lobby and public spaces. Managed by MRP Realty, the property is located one block from the Courthouse Metro Station and was designated as a LEED Gold property and achieved Energy Star designation, with several points earned from alternative transportation strategies.

The building features a lobby digital display with real-time transportation info to provide tenants with up to date commuting information. Management also sends out frequent communications regarding transportation options and events to promote sustainable commuting among tenants.

Century Center I & II (Lowe Enterprises)

Century Center at Crystal City consists of two office towers totaling 560,000 square feet of office space, as well as 60,000 square feet of retail located in the ground floor promenade that connects both buildings. Owned and managed by Lowe Enterprises, the properties have undergone significant upgrades and enhancements over the past several years and is in the process of designing and installing a new fitness center and secure bike room for tenants, to open late summer 2016. Located three blocks from the Crystal City Metro Station and across the street from a Capital Bikeshare station, Century Center management has been proactive in encouraging tenants to use sustainable transportation options through brochures and digital communications.

Clarendon Center (Saul Centers)

Returning Champion Clarendon Center is a mixed-use development owned and managed by Saul Centers and is located across from the Clarendon Metro Station and a Capital Bikeshare 16-dock station. With two buildings featuring over 170,000 square feet of Class A office space plus ground level retail, the property has shown a commitment to providing superior transportation amenities and programs for tenants. These include secure bike storage, shower and locker facilities, discounted parking for carpools and free parking for vanpools, as well as participation in National Walk at Lunch Day and Bike to Work Day. Management also hosts events throughout the year with ATP to provide transportation information and raffle off Capital Bikeshare memberships and bike gear to tenants.

675 North Randolph (Kodiak Realty Services)

Completed in 2012, 675 North Randolph was developed as part of The Shooshan Company’s Founders Square project in Ballston’s core commercial area. The 13 story office building consists of 355,000 square feet and was designated as a LEED Gold building. Managed by Kodiak Realty Services, the building provides secure bike parking for employees plus free access to showers and lockers. There is also designated and discounted parking in the garage for carpools as well as free parking for vanpools. Building employees are also provided with transportation information when they first start, and have access to free brochures and transportation maps in the lobby.

800 North Glebe (The JBG Companies)

Since opening in 2012, 800 North Glebe has been active in promoting various transportation options to tenants and their employees. Owned and managed by The JBG Companies, the property is conveniently located in Ballston just three blocks from the Metro station, and has implemented several transportation amenities and programs to encourage transportation options and meet sustainability goals.

These amenities and programs include preloaded SmarTrip cards distributed to all employees of new tenants, for both office and retail businesses, as well as free parking for vanpools and discounted parking for carpools. Tenants also have access to secure parking, with room for over 50 bicycles, plus shower and locker facilities available 24/7. In 2015, the building was designated as a Silver Level Bicycle Friendly Business due to its bicycle facilities, promotion of events such as Bike to Work Day and Car Free Day, as well as a free bike tune up event for tenants.

950 North Glebe (The JBG Companies)

950 North Glebe, a LEED Gold certified office property, consists of twelve stories of office and retail space comprising of approximately 247,436 rentable square feet. Managed by JBG Commercial Management, and located two blocks from the Ballston Metro Station, the property features discounted carpool and vanpool parking, a secure bike cage and showers for bike commuters, and promotes regular events for tenants such as Earth Day and National Walking Day. In 2015, the building also held a joint bike tune up event with Revolution Cycles for tenants in both 950 North Glebe and 800 North Glebe.

1400 Crystal Drive (Lowe Enterprises)

Managed by Lowe Enterprises, 1400 Crystal Drive offers 308,000 RSF of Class A office space with views of the Washington, D.C. skyline and the Potomac River. Located two blocks from the Crystal City Metro station, the LEED Gold Certified building was completed in 2013 and offers several transportation amenities that provide additional commute options for tenants in the building.

The property provides bike parking in a secure cage for over 40 bicycles, as well as showers in the fitness center and lockers that are available 24/7 to bike commuters. Tenants are able to take advantage of free parking for vanpools and discounted parking for carpools in the garage. The management at 1400 Crystal Drive also promotes the local commuting options through free maps and brochures in a lobby kiosk, welcome packets with transportation info, and distribution of upcoming events or news through email.

1776 Wilson Boulevard (Lincoln Property Company)

Completed in 2012, 1776 Wilson Boulevard is a five-story Class A office building conveniently located in Rosslyn within walking distance of three Metrorail lines, several bus routes and three Capital Bikeshare stations. The LEED Platinum property, developed by Skanska, owned by Invesco and managed by Lincoln Property Company, features cutting edge design, superior construction techniques and numerous amenities.

Tenants can take advantage of the green roof terrace, fitness center and shower facilities, extensive bike parking, as well as preferential and discounted parking for carpools and vanpools. New tenant employees also receive a free pre-loaded SmarTrip card and a welcome packet with information about the various nearby transportation options.

The building conducted a building transportation study in Spring 2016 to determine how building occupants travel to the building and ways to improve commuting options at the property.

2500 Wilson Boulevard (Lincoln Property Company)

Located in between the Courthouse and Clarendon neighborhoods, 2500 Wilson is managed by Lincoln Property Company and features nearly 100,000 square feet of office space and was designated LEED Gold in 2013. The building features secure bike parking, showers and lockers, as well as carpool and vanpool parking in the garage. Tenant roundtables are held quarterly with ATP to inform tenants of transportation updates and new programs, as well as tenant events to talk directly with building occupants about commute initiatives. The building was also designated as a Bronze Level Bicycle Friendly Business in 2013.

3001 & 3003 Washington Boulevard (Transwestern)

3001 & 3003 Washington Boulevard was completed in 2014 and is comprised of two office towers with over 280,000 square feet of Class A office space. Owned by KBS, the site has implemented several unique transportation programs for tenants. The two buildings share several amenities including a secure bike cage with space for 60 bicycles, a fitness center with 24/7 locker access, and reserved, free parking for carpools and vanpools. During the initial lease up period, all new tenants are given free SmarTrip cards preloaded with $65 for each employee, including both office and retail tenants.

The property has also conducted tenant surveys in the past year to determine the best transportation benefits to provide to tenants based on commuting trends and preferences of building occupants. In the past these benefits have included additional preloaded SmarTrip cards, Capital Bikeshare memberships, and gas cards for registered carpoolers.

3434 Washington Boulevard (Lincoln Property Company)

Managed by Lincoln Property Company, 3434 Washington Blvd is located in the Virginia Square neighborhood, with George Mason University and CSRA as the primary tenants. Building occupants have access to secure bicycle parking, showers and lockers, as well as carpool and vanpool parking. Information is distributed to tenants through quarterly roundtables and online communications to inform employees of transportation options.

Arlington Gateway (Piedmont Office Realty Trust)

Arlington Gateway, owned and managed by Piedmont REIT, features over 333,000 square feet of office space, with ground floor retail and restaurants located prominently in the Ballston neighborhood. The property features secure bicycle parking, showers and lockers for tenant use, discounted and free carpool and vanpool parking, as well as free transportation maps and information located in the lobby.

Colonial Place - 2101 Wilson Blvd (Lincoln Property Company)

Located directly across the street from Courthouse Metro, the three Colonial Place office buildings are situated in one of the most accessible and convenient locations in Arlington. Managed by Lincoln Property Company, the buildings consist of over 750,000 square feet of Class A office space and have all undergone significant upgrades and renovations in recent years, and currently maintains over a 93% occupancy rate. The complex was certified as LEED Silver in 2013.

Most recently, two secure bicycle cages with capacity for 200 bicycles were installed in the garage to meet the growing market demand for secure bike facilities. In addition, employees working in Colonial Place currently have access to a fitness center with showers and lockers. However, building ownership will construct a brand new, state of the art fitness center in early 2016. ATP also participated in the buildings’ tenant appreciation “Octoberfest” event, where tenants were able learn more about new transportation options such as the ART 43 bus and Capital Bikeshare memberships. Plans for the next year include inviting ATP to its quarterly tenant roundtable meetings, as well as promotion and events in the Spring to coincide with National Walking Day in April and Bike to Work Day in May.

Colonial Place - 2107 Wilson Blvd (Lincoln Property Company)

Crystal Parks - 2121 Crystal Drive (Vornado - Charles E. Smith)

Owned and managed by Vornado, the five Crystal Parks properties are prominently situated along Crystal Drive with numerous transportation options, shops and eateries nearby.  The Crystal City Metro station entrance and local bus bays are located two blocks away as well as three Capital Bikeshare stations within a few blocks of the properties.

Managed by Cushman and Wakefield of Virginia, Inc., and owned by TIAA-CREF the property was certified as a LEED Gold building in 2013 and has been able to reach nearly full occupancy with the renewal of several tenant leases.

The Ellipse has several amenities and programs in place to encourage sustainable commute options among tenants including a secure, code-access, bike cage in the garage with space for 40 bikes. There is also a fitness center with showers and lockers for bike commuters. Property management, employees of which also receive a pre-tax transit benefit from Cushman and Wakefield, has been an active supporter of these transportation options through distribution of bike maps and transit brochures in the lobby. Shirlington Tower is an eight-story property located in the Village at Shirlington featuring over 233,446 square feet of Class A office space. Managed by Moore & Associates, the building is well served by transportation options despite the lack of nearby a Metro station. Shirlington Tower is located across the street from the Shirlington Bus Station and Shirlington Commuter Store where eight bus routes stop at the station serving destinations such as Ballston, Clarendon, Pentagon and Crystal City. In addition, a 15-dock Capital Bikeshare station is located directly in front of the property, with easy access to the Four Mile Run trail two blocks away.

The building itself distributes transportation materials and information to all tenants, provides secure bike parking in the garage, and has parking spaces designated for carpools and vanpools located close to the elevator. A LEED Gold certified property, Shirlington Tower has plans for tenant events later this year to better meet the transportation needs of building employees

Stafford Place I (Jamestown Urban Management)

Stafford Place I is a 12-story office building located one block from the Ballston Metro Station and directly across the street from the under-development Ballston Mall. Managed by Jamestown Urban Management, the building offers several transportation amenities, primarily for its main tenant, National Science Foundation, also a Platinum Champion. Employees have access to secure bicycle parking in the garage, as well as showers and lockers for bike commuters in the building. Visitors and retail employees can use public bicycle parking in the garage and on the street. Management also frequently distributes transportation information, updates and upcoming events on the tenant portal system.

Stafford Place II (Jamestown Urban Management)

Stafford Place II is an 11-story office building located one block from the Ballston Metro Station and directly across the street from the under-development Ballston Mall. Managed by Jamestown Urban Management, tenants such as the National Science Foundation and NTCA can take advantage of several transportation amenities. Employees have access to secure bicycle parking in the garage, as well as public bicycle parking in the garage and on the street. Management also frequently distributes transportation information, updates and upcoming events on the tenant portal system.

The Hartford (MRP Realty)

The Hartford Building is a premiere asset in the Clarendon submarket of Arlington, Virginia. Managed by MRP Realty, The Hartford Building is 9 stories, 212,443 rentable square feet and includes a mixture of high end office tenants with ground floor retail. The property currently has a LEED Gold Designation while also achieving Energy Star designation for several years in a row.

Located across the street from the Clarendon Metro Station and a 16-dock Capital Bikeshare station, The Hartford offers several transportation features in the building to encourage sustainable commuting options among tenants. Secure bike parking, car charging stations, discounted rates for registered vehicles along with designated carpool and vanpool parking spaces are all available amenities in the property’s garage. In addition, a fitness center with showers and lockers in the building is free to use for tenants.

Waterview (Paramount Group)

Waterview is a 24-story, Class A commercial property featuring over 620,000 square feet of office space in the heart of Rosslyn. Owned and managed by Paramount Group, Inc., the building is part of a larger mixed-use development featuring a 154-room hotel as well as 133 condominium residences. Waterview is surrounded by numerous transportation options – it’s located two blocks from the Rosslyn Metro and bus stops, one block from the DC Circulator stop and is directly across the street from a 27-dock Capital Bikeshare station. The Custis and Mount Vernon shared-use trails are also just a block away, providing easy access for bike commuters.

The building itself has a secure, controlled access bicycle storage room, as well as shower facilities and a fitness center. In addition, preferential and discounted parking spaces are available for carpools and vanpools in the garage. With nearly 6,000 employees commuting to and from the building each day, Waterview has made the effort to implement commuting programs and reduce the site’s impact on the local transportation system.

1530 Wilson Boulevard (Lincoln Property Company)

1530 Wilson is located two and half blocks from the Rosslyn Metro station and is one of several Champions properties managed by Lincoln Property Company. Tenants can take advantage of recent building upgrades such as a new fitness center with showers and lockers as well as a tenant conference center. Management hosts quarterly tenant roundtables, inviting ATP to meet new tenants and discuss current transportation programs and commute options. ATP has also hosted events, providing tenants with one on one information about transportation and initiatives such as Vanpool Connect or SafeTrack. The building was designated as a Bronze Level Bicycle Friendly Business in 2013.

Ballston One (Lincoln Property Company)

Managed by Lincoln Property Company, 4601 N. Fairfax Drive, or “Ballston One” features around 248,000 square feet of office space. The property provides bike parking in the garage, a fitness center with showers and lockers and a shuttle bus that takes tenants to the Ballston Metro Station.

Ballston Point (Monument Realty)

Ballston Point is an award-winning office tower set on one of the most prominent sites in the Rosslyn-Ballston corridor of Northern Virginia, at the intersection of Glebe Road and Wilson Boulevard. The 11 story building features 240,000 square feet of Class A office space and an additional 20,000 square feet of retail space. Fairgate at Ballston is an 8-story office property located three blocks from the Ballston Metro. Owned and managed by Washington REIT, the property features over 143,000 square feet of Class A office space with several medical and healthcare office tenants. A Capital Bikeshare station is located across the street and several bus routes stop within a block of the property. The building offers discounted parking to carpools and vanpools and provides extensive information to tenants regarding transportation through frequent communication and notices. Management recently hosted a tenant appreciation event, where ATP was on hand to distribute information about biking, walking and transit.

International Place (Lincoln Property Company)

Owned by The Meridian Group and managed by Lincoln Property Company, International Place is a 12-story 293,000 square foot office building centrally located in the Rosslyn neighborhood. Surrounded by numerous transportation options, the property features secure bike parking for tenants, as well as a new fitness center with showers and lockers.

Jefferson Plaza (Lowe Enterprises)

Jefferson Plaza, managed by Lowe Enterprises, consists of over 270,000 square feet of office space and is located two blocks from the Crystal City Metro. The property recently underwent renovations in the lobby and common areas and is in the process of installing a new fitness center to be completed Spring 2016. Property staff, which also manages 1400 Crystal Drive next door, recently partnered with ATP to promote transportation options to tenants, including transit, biking, and vanpool.

Navy League Building (Cushman & Wakefield)

Owned by the Navy League of the United States and managed by Cushman and Wakefield, the Navy League Building is a seven-story Class A office building with over 200,000 square feet of space. Designated as LEED Silver property, the building has implemented several transportation amenities and programs to meet sustainability goals and encourage use among tenants of all the nearby transportation options. These include: secure bike parking, tenant-only fitness center and showers, transit subsidy available to tenants and free or discounted parking for carpools.

Rosslyn Plaza North - 1777 N Kent (Vornado - Charles E. Smith)

The Rosslyn Plaza properties include three commercial office buildings located two blocks from the Rosslyn Metro Station. 2016 Commercial Champions Criteria


After completing BRONZE, SILVER and GOLD Levels, complete three additional actions:

  • Complete two additional SILVER Level actions and two GOLD Level actions
  • Achieve mode shift goals within one year through tenant transportation survey
  • Earn Bicycle Friendly Business designation
  • Provide non-mandated Class I bicycle parking
  • Provide non-mandated shower and locker facilities
  • Install non-mandated display and/or electronic screen providing transportation information
  • Offer up to $255/month direct or combination transportation benefit, as defined by the IRS, to property management employees
  • Sponsor an ATP event

After completing BRONZE and SILVER Levels, complete this action:
*Site plan properties must be in compliance with County requirements to achieve Gold Level or higher

  • Share your property’s transportation success story and/or building highlight with ATP

Complete three additional actions:

  • Conduct a transportation performance study and/or LEED certification survey, discuss/create mode shift goals
  • Establish property vanpools through Vanpool Connect or add three riders to an existing vanpool
  • Provide free pre-loaded SmarTrip cards to tenant employees
  • Offer preferential or discounted parking for carpools and vanpools and promote program to tenants
  • Offer up to $255/month pre-tax transportation benefit, as defined by the IRS to property management employees
  • Earn Best Sites for Commuters designation
  • Offer Capital Bikeshare memberships to building staff and/or tenants
  • Offer carsharing membership fee subsidies for tenant employees and/or building staff
  • Additional unique program as determined by Business Development Manager

After completing BRONZE Level, complete three actions:

  • Invite ATP to present at tenant roundtable meetings
  • Promote bike commuting at property through distribution of information to tenants about bicycle parking, showers, lockers
  • Host a tenant event with ATP
  • Distribute ATP-provided transportation welcome packets to new tenants
  • Participate in/promote at least one of the following ATP sponsored events:
    • National Walking Day (April)
    • Bike to Work Day (May)
    • Car Free Day (September)
  • Introduce at least one building tenant to ATP for a Champions introductory meeting
  • Establish property management contact for multiple properties
  • Participate in at least two ATP programs:
    • ATP survey
    • ATP focus group
    • Arlington County research opportunities
    • ATP networking event
  • Provide and promote mandated transportation facilities at the property:
    • Secure bike parking
    • Shower and locker facilities
    • Kiosk display and/or electronic screen providing transportation information
    • Preferential/discounted parking for carpools and vanpools

Complete these actions:

  • Host an enrollment and follow up Champions meeting
  • Establish a Property Transportation Coordinator (PTC) for the building
    • Distribute transportation brochures, Quick Glances, Guaranteed Ride Home information to tenants and building staff
    • Complete PTC training with ATP for new property employees
  • Promote at least two transportation programs to tenants
    • Capital Bikeshare
    • Carsharing/On-Demand Services
    • Commuter Connections Ridematching
    • SmartBenefits/Transit Benefits
    • Vanpool Connect

*Must be at least a Gold Level Champion to earn additional achievement awards

VANPOOL

Complete these actions:

  • Train parking operator on carpool/vanpool program management best practices
  • Form a new vanpool or add at least three riders to an existing vanpool via Vanpool Connect

Complete one additional action:

  • Work with parking management to ensure preferential vanpool parking and vanpool signage
  • Host an annual vanpool ridematching event with an on-site demo van

You must work with ATP to complete a case study of your organization’s vanpool achievements.

BIKE

Complete these actions:

  • Awarded Bicycle Friendly Business designation (Silver, Gold or Platinum)

Complete one additional action:

  • Create and host a unique bike tenant appreciation event
  • Adopt or sponsor a Capital Bikeshare station

You must work with ATP to complete a case study of your organization’s bike achievements.
