Managed by MRP Realty, the property is located one block from the Courthouse Metro Station and was designated as a LEED Gold property and achieved Energy Star designation, with several points earned from alternative transportation strategies.
The building features a lobby digital display with real-time transportation info to provide tenants with up-to-date commuting information. Management also sends out frequent communications regarding transportation options and events to promote sustainable commuting among tenants.
3001 & 3003 Washington Boulevard were completed in 2014, and is comprised of two office towers with over 280,000 square feet of Class A office space. Owned by KBS, the site has implemented several unique transportation programs for tenants. The two buildings share several amenities including a secure bike cage with space for 60 bicycles, a fitness center with 24/7 locker access, and reserved, free parking for carpools and vanpools. During the initial lease-up period, all new tenants were given free SmarTrip cards preloaded with $65 for each employee, including both office and retail tenants.

Managed by MRP Realty, The Hartford Building is 9 stories, 212,443 rentable square feet and includes a mixture of high end office tenants with ground floor retail. The property currently has a LEED Gold Designation while also achieving Energy Star designation for several years in a row.
Located across the street from the Clarendon Metro Station and a 16-dock Capital Bikeshare station, The Hartford offers several transportation features in the building to encourage sustainable commuting options among tenants. Secure bike parking, car charging stations, discounted rates for registered vehicles along with designated carpool and vanpool parking spaces are all available amenities in the property’s garage. In addition, a fitness center with showers and lockers in the building is free to use for tenants.
Located just a block away from the Court House Metro Station, Courthouse Tower is a 12-story building featuring over 245,000 square feet of commercial office area as well as ground floor retail spaces. In addition to being recognized as a Gold Level Champion for the past two years by Arlington Transportation Partners, the property is certified as a LEED Silver building, awarded an Energy Star label in 2010, and was designated as a Bronze Level Bicycle Friendly Business in 2012. The property features a newly renovated fitness center with showers and lockers, secure bike parking, discounted or free parking for carpools and vanpools, and actively promote sustainable transportation options through lobby events and initiatives such as Walk at Lunch Day and Bike to Work Day.
Located one block from the Ballston Metro Station, the Ellipse at Ballston is a nine story property featuring over 200,000 square feet of Class A office space. Managed by Cushman and Wakefield of Virginia, Inc., and owned by TIAA-CREF the property was certified as a LEED Gold building in 2013 and has been able to reach nearly full occupancy with the renewal of several tenant leases.
The Ellipse has several amenities and programs in place to encourage sustainable commute options among tenants including a secure, code-access, bike cage in the garage with space for 40 bikes. There is also a fitness center with showers and lockers for bike commuters. Property management, employees of which also receive a pre-tax transit benefit from Cushman and Wakefield, has been an active supporter of these transportation options through distribution of bike maps and transit brochures in the lobby. Finally, the building promotes local events including National Walk at Lunch Day and Bike to Work Day.
After completing BRONZE, SILVER, and GOLD Levels, complete this action:

Complete three additional actions:
- Complete four additional GOLD or SILVER Level items (at least two must be GOLD Level)
- Complete follow-up actions identified from transportation survey results and goals
- Awarded Bicycle Friendly Business designation
- Provide non-mandated secure and covered bike parking
- Provide non-mandated shower and locker facilities
- Install non-mandated transportation display and/or real-time digital screen
- Offer a direct or combination transportation benefit
- Sponsor an ATP event
Champions 2018 activities must be completed by November 30, 2018.
After completing BRONZE and SILVER Levels, complete four actions:
*Site plan properties must be in compliance with County requirements to achieve Gold Level or higher.
- Conduct a transportation performance study and/or LEED certification survey, discuss Modeify and transportation goals
- Connect ATP with at least one commercial broker
- Host a tenant event with ATP
- Provide non-mandated, free, and pre-loaded SmarTrip cards to tenant employees
- Introduce at least one building tenant to ATP for a Champions introductory meeting
- Offer Capital Bikeshare bulk passes and/or annual memberships to building staff and/or tenants
- Offer on-site carsharing/carsharing membership fee subsidies for tenant employees and/or property employees
- Offer non-mandated preferential or discounted parking for carpools and vanpools, promote program to tenants
- Offer up to $260/month pre-tax transportation benefit
- Provide non-mandated covered bike parking
- Offer ridehailing subsidy to tenants
- Additional unique program as determined by Business Development Manager
After completing BRONZE Level, complete three actions:
- Invite ATP to present at tenant roundtable meetings
- Include information on Relocation Services in leasing materials and tenant onbarding programs
- Promote bike commuting and Arlington County Police Department free bike registration
- Distribute ATP transportation welcome packets to new tenants
- Participate in/promote at least one of the following events
- National Walking Day (April)
- Bike to Work Day (May)
- Our Shared Street Pop-Up (August)
- Car Free Day (September)
- Establish property management contact for multiple properties
- Participate in at least one ATP program:
- Density map
- Feedback survey
- Focus group
- Arlington County research opportunities
- Actively promote and manage mandated facilities at the property
Complete these actions:
- Host an enrollment and follow-up Champions meeting
- Establish a Property Transportation Coordinator (PTC) for the building
- Complete PTC training with ATP for new property employees
- Distribute transportation brochures, Quick Glances, and Guaranteed Ride Home information to tenants and property employees
- Promote at least two transportation options or programs to tenants:
- BikeArlington/WalkArlington/CarFreeAtoZ
- Capital Bikeshare
- Carsharing/On-demand services
- Public transportation
